How many people are allowed to stay in each home? By Florida State law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.
The following outlines the maximum occupancy for each home, unless otherwise posted:
- 2 bedroom sleeps maximum of 6
- 3 bedroom sleeps maximum of 8
- 4 bedroom sleeps maximum of 10
- 5 bedroom sleeps maximum of 12
- 6 bedroom sleeps maximum of 14
- 7 bedroom sleeps maximum of 16
What do I need to bring with me to my vacation home? Each Perfect Orlando Vacation Home has been carefully furnished and equipped to ensure that you have a PERFECT vacation. Amenities included in every vacation rental home include:
- Air conditioning - Bed linens and pillows - Private and optionally heated pools - Cable or satellite TV - Telephone - Washer/Dryer - Garage and/or off road parking - Bath and kitchen towels - Dishwasher soap - Fully equipped kitchen including: o Stove/cooker/range o Refrigerator and freezer o Dishwasher o Microwave oven o Toaster o Coffee maker o Iron and board o Broom and mop

What if my kids want an Xbox or PlayStation video game system? Every guest has a different desire AND a different budget. If we outfitted EVERY home with EVERY amenity we offer, you'd have unnecessary clutter and unnecessary expenses. We've priced the homes with just the basic essentials and allow each guest to customize an amenity package to suit themselves. For a small fee, you can add on any amenity that suits you including:

How much do these extra amenities cost and how do I get them? When you click on the "Book Now" page to make a reservation online, you will be asked to check any of the items you desire. They cost only $40 per reservation (up to one week). You can add or delete amenities up until your arrival.
When do I pay the deposit/final payment/security deposit? We require your $250 security deposit at the time of your reservation. This security deposit is returned to you within 2 weeks of your departure provided there are no damages to the property.
We do not require any other deposit. Your total payment is due 30 days before your arrival.
Do I pay for my rental by check, money or with a credit card? Any way you prefer is fine with us. Please be advised that credit card fees are charged at 3.9% of your total.
Are there any hidden fees? Your Rental Agreement will spell out all charges. Your Total will include Florida Sales Tax in the amount of 7% of your total, and Florida Hotel & Tourist Tax in the amount of 5%. If you need pool heat (we recommend it during the months of October through May) your Total will include $25 per night. Cleaning fees are also charged for stays less than 6 nights and range from $60 to $100 depending on the size of the house.
Where do I check in? To make your vacation easier, we don't require you to visit our office in order to check in. This can be very inconvenient if your vacation home is not located near our office, or if you arrive late at night with exhausted children. Our easy check-in process allows you to go right from the airport to your home.
When will I receive the keys to the home? On the wall outside the front door of your vacation home, you will find a combination lockbox device that stores the house key. Upon full payment of your reservation, you will be provided with the lockbox combination. Once you retrieve the key, be careful not to lose it. An after-hours Lock-Out will result in a $50.00 charge.
When is check-in & check-out time? Your home will be available for Check-in at 4:00 p.m. An early check-in can be coordinated for an additional fee. If the property has a check-out the day of your arrival we will not be able to coordinate an early check-in.
Check out time is 11:00 a.m. A vacation home requires more time to clean than a hotel room, so please help us prepare for our next guest by checking out on time.
What is your Cancellation Policy? Unfortunately, we have a No Refund Policy. Once your reservation is paid in full (30 days prior to your arrival), a cancelation will result in total forfeiture of your payment. Your $250 Security Deposit will be refunded to you. For your convenience, we offer Trip Insurance through a national company. If you are interested in purchasing Trip Insurance, please call our Guest Services Team at 1-877-2RelaxU.
What is expected from us when we check out? Upon your departure, we expect you to throw all garbage into the outside garbage can, load the dishwasher, and leave all bed linens in the wash room. Please replace the key back into the lock box and lock the front door.
Where is the nearest beach? Our Perfect Orlando Vacation Homes are located Central Florida , allowing easy access to both the east and west Coast beaches. Cocoa Beach and Daytona Beach, on the east coast are both approximately an hour's drive away, while Clearwater and St. Petersburg Beaches on the west coast are approximately 1 ½ hours drive away.
Will my beds be made daily or will the home be cleaned during my stay? Our Perfect Orlando Vacation Homes are rented to guests on a "Self-catering" basis. Each property is cleaned on departure of every guest and inspected prior to your arrival. For your convenience and hygiene, each home is provided with a dishwasher, washing machine, dryer, mop, brush and pan for maintaining cleanliness during your stay. All homes are treated regularly for insects, and the pools are treated to maintain their cleanliness. If you would prefer to have a "mid-stay" cleaning service, it can be provided for a fee ranging from $60 to $100 depending on the size of the home.
Do you have a Lost and Found? Yes. If you’ve left something behind on your visit and we find it, we can arrange to have it shipped back to you. For more details, please contact our Guest Services Team at 1-877-2RelaxU.
Do you allow pets? Although we are all pet lovers, we cannot allow pets in any of the homes or condos.
Do you allow smoking? Sorry, all Perfect Orlando Vacation Homes are smoke-free. You may smoke outside the home only. If the home smells of smoke upon our departure inspection your security deposit will be used to pay for carpet and upholstery cleaning.
Will I have a telephone in my vacation rental? Yes, there is a telephone in every vacation home or condo. Local calls are free and long distance calls require a calling card or credit card number for usage. The telephone number to the property is not given until the morning of check-in.
Are linens and towels provided? Yes, there are linens and towels provided in each home. All bedding is provided and towels are supplied at twice the maximum occupancy.
Is parking available for RVs, buses or trailers? Each community is different, and many prohibit RV and boat parking. Pease contact our reservations or guest services teams if you need to make specific parking arrangements.
